1. العين المؤجرة
1–1. هذه الاتفاقية تخص كامل
العقار الواقع في .......................................... ("العين
المؤجرة"). تتألف العين المؤجرة من جراج وسكن (3) غرفة.
1–2 الغاية من استعمال العين
المؤجرة هي الغرض المخصصة له من الجهات المختصة (جراج)
1–3 قام المستأجر بمعاينة العين
المؤجرة وأجرى الكشف الدقيق عليها ن وهو يؤكد بموجب هذا بأنه قد استلم العين
المؤجرة وملاحقها في حالة جيدة ومناسبة للأغراض المقصودة.
1–4 يصرح المستأجر ويتعهد
للمالك بأنه يجوز الصلاحية القانونية والسلطة اللزمة للدخول في هذه الاتفاقية،
وبأنه توقيعه هذه الاتفاقية وتنفيذها لا يخالف أي قانون أو أنظمة تكون منطبقة
عليه.
2. الإيجار
يوافق المالك بموجب هذه الاتفاقية على تأجير
العين المؤجرة الى المستأجر ويقبل المستأجر ذلك الإيجار وفقا للبنود والشروط
المنصوص عليها في هذه الاتفاقية.
3. المدة
1) مدة هذه الاتفاقية سنتان
تبدأ من تاريخ ............. م وتنتهي في تاريخ ................ م ("المدة").
2) في حال اتفاق المالك
والمستأجر يجوز تمديد هذه المدة لسنتين وبنفس بنود وشروط هذه الاتفاقية باستثناء
مبلغ الإيجار الذي سوف يزيد 10 % عن كل سنة حسب اتفاق الطرفين. ولأغراض هذا البند
(2–3)، يجب على المستأجر إرسال إشعار خطي الى المالك قبل فترة لا تقل عن أربعة (4)
أشهر على تاريخ انتهاء المدة الأصلية يطلب فيه ذلك التمديد. وإذا لم يرسل الإشعار
خلال الفترة المذكورة فإن المستأجر يعتبر فادا لحقه في التمديد ويجب إخلاء العين
المؤجرة في نهاية المدة.
3) باستثناء التمديد المذكور
أعلاه، لا يمكن تجديد أو تمديد الاتفاقية. يتنازل المستأجر عن حقه بالاستفادة من
التمديد القانوني ومن التحديد القانوني لبدل الإيجار وذلك ضمن الحدود المسموحة
قانونا.
4. قيمة الإيجار وشروط الدفع
1) قيمة الإيجار الشهري المتفق
عليه هو ................. مستوجب الدفع مقدما وفقا لأحكام الدفع التالية:

الاتفاقية، يجب على المستأجر أن يزود المالك بما يلي:
(أ) شيك بقيمة

3) في حال ارتجاع شيكات
المستأجر كلها أو أي واحد منها أو رفضه أو وقفه لأي سبب من الأسباب على الإطلاق،
فإنه يحق للمالك أن يفرض غرامة تأخير بقيمة ................. في اليوم الى حين
الاستلام الفعلي والكامل لقيمة الإيجار. ويجوز للمالك أنهاء العقد والتعويض في حال
ارتجاع الشيكات أكثر من ثلاث مرات متفرقة ويعتبر ما هو مذكور أعلاه إضافي الى أي
حق أو تدبير آخر متاح للمالك بناء على هذه الاتفاقية أو بموجب القانون.
4) وفي حالة عدم استطاعة
المستأجر إنهاء اجراءات الترخيص أو رفضها من الجهات المختصة يعتبر العقد غير ساري
ويتم استرجاع الشيكات المسلمة للطرف الاول.
5. وديعة التأمين
1) يجب على المستأجر أن يعطي المالك شيك غير مؤرخ بقيمة ................. بصفة وديعة تأمين بدون فوائد نظير تنفيذ المستأجر الكامل والصحيح لكافة بنود وشروط الاتفاقية مستحقة للمالك نتيجة لإخلال المستأجر بأي من بنود الاتفاقية.
2) في حالة بيع العين المؤجرة،
يحق للمالك تحويل التأمين الى المشتري الذي يحتفظ بها وفقا لأحكام هذه الاتفاقية،
ويخلى طرف المالك من التزام إعادة ذلك التأمين الى المستأجر.
6. المرافق والتكاليف
1) المستأجر مسئول عن ترتيب
جميع المرافق ودفع كافة تكاليف المرافق، بما في ذلك على سبيل المثال لا الحصر،
نفقات المياه والكهرباء والكابلات والهاتف والانترنت والتبريد (رسوم الاستهلاك).
للمالك الحق بطلب جميع المستندات المثبتة لدفع المستأجر لرسوم المرافق في أي وقت،
خاصة عند انتهاء المدة.
2) المستأجر مسؤول أيضا عن جميع
المخالفات الناتجة من أي إضافات غير مرخص لها من الجهات المختصة (البلدية) من
تاريخ ابرام هذه العقد.
7. تعهدات المستأجر
1) يتعهد المستأجر بدفع قيمة
الإجار وجميع النفقات والرسوم الأخرى المرتبطة بالعين المؤجرة في الوقت المناسب
وبشكل كامل.
2) يتعهد المستأجر بتنفيذ جميع
الأعمال الداخلية.
8. التعديلات
لا يجوز تغيير عقد الإيجار هذا أو تعديله إلا
كتابة وبموفقة متبادلة بين المالك والمستأجر.
9. القانون الذي يحكم الاتفاقية
تخضع جميع الأمور المتعلقة بهذه الاتفاقية،
بما في ذلك تفسيرها وتطبيقها وصحتها وتنفيذها، لأحكام قانون الإيجار الخاص بدولة

1. Leased Property
1–1 The Agreement relates to the entire property located in ......................................... “Leased Property”). Garage & (3) Rooms.
1–2 The Leased Property will be used for the purpose designated by the relevant authorities which is (Garage).
1–3 The Tenant inspected the Leased Property and conducted a thorough examination of the same and hereby confirms that the Tenant has received the Leased Property its annexes in good condition, suitable for the purposes intended.
1–4 The Tenant represents and warrants to the Landlord that it has the corporate authority and legal capacity to enter into this Agreement, and that by entering and performing this Agreement its is not in breach of any laws or regulations that are applicable to it.
2. Lease
By virtue of this Agreement, the landlord hereby agrees to lease the leased property to the tenant, and the tenant accepts such conditions provided in this agreement.
3. Term
1) The Term of this Agreement shall be for two years commencing from .............. AD and expiring on ............... AD (The “Term”).
2) Subject to the mutual agreement of the Landlord and Tenant, the term may be extended for an additional 2 years, on the same terms and conditions of this agreement, except for the rent amount which will be increased according 10% per year to the parties, agreement for the purpose of this clause 3.2 the Tenant must serve a written notice to the Landlord no later than four (4) months prior to the expiry date of the original term, requesting for such extension. If the notice is not served within the said time period, the tenant shall be deemed to have for forfeited the right to the extension and shall vacate the Leased Property at the end of Term.
3) Except for the above mentioned extension, the agreement may not be renewed or extended. To the extent permitted by law, the Tenant hereby waives any statutory extensions and rent caps that may be imposed by law.
4. Rent and Payment Terms
1) The monthly rent is agreed at ................. payable in advance in accordance with the payment terms below.
2) Payment terms: On singing this Agreement, The Tenant shall provide the landlord with the following (i) a cheque for ................./ – covering the first month of the Term, (ii) 11 postdated cheques for ................./– each dated one month apart from each other starting ................. and (iii) one postdated cheque for ................. covering the last year of the Term. And the owner may contract it and compensation in the event of check reflux more than three times sporadic. 5. Security Deposit

6. Utilities & Charges utility
1) The Tenant shall be responsible for arranging all utility charges, including without limitation, water, electricity, cable, phone, internet, and cooling (consumption charge). The Landlord shall have the right to request for documents evidencing payment of Tenant of all utilities at any time, particularly at the end of the Term.
2) Tenant is also responsible for all violations resulting from any unauthorized additions by the competent authorities.
7. Tenant`s Covenants
1) The Tenant undertakes to pay the rent and all other charges and fees associated with the leased property in a timely fashion and in full.
2) The Tenant undertakes to perform at its own cost all fit.
8. Amendments
This Lease shall not be modified o amended unless in writing and with the mutual consent of the Landlord and the tenant.
9. Governing Law
All matters pertaining to this agreement, including its interpretation, application, validity, and performance, shall be governed by the provisions of the Rent Law of the State of .................
